The short answer

Storage units are volume work, so they are quoted on the truck ladder: quarter $241, three-eighths $338, half $431, five-eighths $513, three-quarters $587, seven-eighths $661, full $732. The visit minimum is $75.

Rough mapping by unit size, assuming it is reasonably full:

  • 5x5 — usually a quarter truck, $241.
  • 5x10 — usually a half truck, $431.
  • 10x10 — three-quarters at $587 up to a full truck at $732.
  • 10x15 and larger — a full truck at $732, often more than one load.

Two full loads is $732 + $732 = $1,464. If the unit is half empty, you pay the lower tier — the ladder works downward too.

The Richmond storage geography

Where the unit is affects the day, not the price.

The big concentrations are along the arterials and the county corridors — out toward Short Pump and Glen Allen off Broad, along Midlothian Turnpike and the Chesterfield side, up around Lakeside and Laburnum, and out past Chester. These are drive-up sites with a roller door onto a lane, which is the easiest version of this job: back the truck up, open the door, load.

The city sites are different. Converted industrial buildings in Scott's Addition, Manchester and around the Diamond District have interior corridors, lifts, and sometimes a shared loading bay with a booking system. Perfectly workable, but the access has to be arranged rather than assumed.

Tell us which you have when you book. A drive-up unit in Midlothian and a third-floor interior unit in a Manchester conversion are the same price and very different mornings.

Facility access is the thing that goes wrong

Almost every problem with a storage cleanout is administrative rather than physical.

  • Gate hours. Access hours and office hours are often different. You need the first to get in and sometimes the second to sign anything.
  • Gate code. If you are not attending, the crew needs a working code, and codes get deactivated when an account lapses — which is frequently exactly the situation prompting the cleanout.
  • Your lock. Bring the key or arrange for the lock to be cut in advance. A crew standing in front of a padlock nobody can open is a wasted visit.
  • Authorisation. Some facilities will not let anyone but the named tenant remove contents. Sort this with the office before the day.
  • Lift or bay booking. Required at most of the city's converted-building sites.

Fifteen minutes on the phone to the office beforehand removes almost all of this.

What Richmond storage units actually contain

There is a pattern, and knowing it helps you predict the tier.

The move-that-never-finished unit. Someone moved from a Fan rowhouse into a smaller flat, put the overflow into storage, and never came back. Sofa, dining set, boxes, a mattress. This is the most common one and it is usually a half truck.

The estate unit. A West End or Northside house was cleared, the family put the undecided items into storage, and three years passed. Solid wood furniture, boxes of paper, a china hutch. Heavy, and usually a full load.

The student unit. Rented over a summer near VCU and then renewed for four years. Twin mattress, desk, mini fridge, boxes. Often a quarter truck.

The business unit. Old stock, filing, office furniture, a copier. Predictable and easy to quote from photos.

Climate control matters more here than you would think

Richmond summers are long and humid, and a non-climate-controlled unit in this metro is effectively an outdoor shed for four months of the year.

What that does to contents over a few years is the same thing it does to a Richmond basement: cardboard goes soft at the corners, particleboard furniture swells and delaminates, upholstery and mattresses go musty, photographs stick together, and anything metal picks up surface rust. Add the temperature swing between a July afternoon inside a metal-roofed unit and a January night, and it accelerates.

The practical consequence: do not build a plan around donating or selling the contents of a non-climate-controlled unit you have not opened in three years. Open it first, then decide. The salvage rate is usually lower than the memory of what you put in there suggests.

Worked examples

  • A 5x5 near Lakeside, student overflow: twin mattress $82 + desk (standard) $83 + mini fridge $115 + ten bags of debris $132. The addition: $82 + $83 + $115 + $132 = $412. A quarter truck is $241 and a three-eighths is $338 — the ladder wins clearly.
  • A 5x10 in Midlothian, unfinished move: sofa $126 + dining table (2-4 seat) $103 + four dining chairs at $45 each = $180 + queen mattress $103 + box spring $92 + fifteen bags of debris $196. The addition: $126 + $103 + $180 + $103 + $92 + $196 = $800. A half truck is $431.
  • A 10x10 estate overflow off Broad: cabinet / china hutch $160 + large dresser $148 + dining table (6-8 seat) $163 + six dining chairs at $45 each = $270 + twenty bags of debris $259. The addition: $160 + $148 + $163 + $270 + $259 = $1,000. A full truck is $732.

The pattern is consistent: on a storage unit, the truck ladder almost always beats the item list. Ask for the volume price.

Sort before or sort after?

Before, if there is anything you actually want. After, never — once it is on the truck it is gone.

The efficient method for a Richmond unit: go once, on a cool morning, with boxes and a marker. Pull out documents, photographs, anything with sentimental or genuine resale value, and put them in your car. Do not attempt to make decisions about everything; make decisions about the things you would regret losing. Everything else is the load.

Do this in spring or autumn. A metal storage unit in Henrico in August is brutally hot by ten in the morning and you will make bad decisions quickly just to get out of it.

If you are behind on the account

This is common and worth stating plainly: a storage cleanout is often prompted by a rising monthly bill for things nobody has looked at in years. The arithmetic usually favors ending it — a full truck at $732 is a one-off, and the monthly charge is not.

Sort the account and the access with the facility first, because a lapsed account can mean a disabled gate code or an overlocked door, and that is a problem to resolve with the office rather than at the unit with a crew waiting.

Then book one visit, quoted by volume, with disposal included and no per-item surprises.

Frequently asked questions

How much does it cost to empty a storage unit in Richmond?

A 5x5 is usually a quarter truck at $241, a 5x10 about a half truck at $431, and a 10x10 runs from three-quarters at $587 to a full truck at $732. Larger units often take more than one load.

Do I need to be there?

No, provided the crew has a working gate code, the key or an arrangement to cut the lock, and the facility's authorisation to remove contents. Confirm all three with the office beforehand.

Is it cheaper to pay per item or by truck?

For a storage unit, almost always by truck. You are quoted the lower of the two, and on a full unit the volume tier wins comfortably.

What if the unit is only half full?

You pay the lower tier. The ladder works downward as well as upward — quarter $241, three-eighths $338, half $431.

Can I salvage things from a non-climate-controlled unit?

Open it and look before you plan around it. Richmond summers are long and humid, and after a few years cardboard, particleboard, upholstery and photographs are usually in worse condition than people remember.
