VCU move-out season and what a turnover cleanout costs

The short answer

A single student bedroom cleared is usually between the $75 minimum and the $241 quarter truck. A whole shared flat is normally a quarter truck at $241 or a three-eighths at $338. A furnished house of four or five students is often a half truck at $431 or more.

Richmond's student calendar, precisely

Two spikes, and they behave differently.

Early to mid May. Graduation and the end of the spring term. Units empty but leases often run through the summer, so the furniture sits until August. This is the quieter, easier window and the smart time to book.

Late July into mid August. The real crunch. Leases around the Monroe Park campus, Oregon Hill, the Fan, Carytown and Jackson Ward turn over within roughly two weeks, new tenants arrive immediately behind the old ones, and every landlord in the area wants the same three days.

If you are a property owner or manager, book the August window in July. If you are a student with a lease ending, book a week ahead rather than the morning of.

Where the housing actually is, and why it matters

Oregon Hill. Small, tightly packed frame and brick houses on narrow blocks, most subdivided into rentals. Front doors open onto narrow sidewalks, there is little parking, and the interiors have tight doorways and steep stairs.

The Fan. Rowhouses cut into two, three or four units. One staircase for everyone, a quarter-turn landing near the top, and no elevator anywhere.

Jackson Ward and the blocks north of Broad. A mix of historic rowhouses and newer infill. Access varies enormously street to street.

Carytown and the Museum District edge. Upper-floor flats above shops and in converted houses, often with a rear stair.

Purpose-built student blocks near campus. Elevators and a loading area, but building rules about move-out hours and elevator booking.

None of this changes the price. There is no stair charge and no walk-up fee. It changes the scheduling.

What gets left behind, every single year

The pattern is remarkably consistent:

• The mattress. Bought cheap in first year, unsellable by fourth. Twin $82, full $94, queen $103.
• The futon. $111. Nobody moves a futon twice.
• The desk and chair from a bedroom that was also a study. $83 and $61.
• The mini fridge and microwave. $115 and $30. There is one of each in nearly every unit.
• A window AC unit, because a lot of older Fan and Oregon Hill rentals have no central air. Small $87, large $109.
• Electronics. Monitor $58, old TV $62, and a box of cables and peripherals at $77.
• Bags. Clothes, bedding, kitchen oddments. Bag of clothes $35, or by count: 10 bags $132, 15 bags $196, 20 bags $259.

Worked student totals

One bedroom in a shared Oregon Hill house: twin mattress $82 + bed frame $68 + desk $83 + office chair $61. The addition: $82 + $68 + $83 + $61 = $294. A quarter truck is $241, so if it fits, $241 is the quote.

A two-bedroom Fan flat, both tenants leaving: two full mattresses at $94 each = $188 + two bed frames at $68 each = $136 + futon $111 + mini fridge $115 + microwave $30 + ten bags of debris $132. The addition: $188 + $136 + $111 + $115 + $30 + $132 = $712. A half truck is $431 — the ladder wins comfortably.

Minimum job: a bag of clothes at $35 rounds up to the $75 visit minimum. Add the microwave at $30 and the box of electronics at $77 and the addition is $35 + $30 + $77 = $142 — three times the stuff for less than twice the price.

August in Richmond is the other variable

Mid-August here is hot and humid, frequently with a heat index in the high nineties and an afternoon thunderstorm. Carrying a mattress down a Fan staircase in that is genuinely unpleasant, and it is why so much student furniture ends up on a sidewalk or in an alley instead.

Two consequences worth planning around. First, book an early slot — morning work in August is a different experience from afternoon work. Second, do not stage things outside the night before. A thunderstorm turns a $82 mattress into a saturated forty-pounds-heavier object that most bulk programs will refuse.

For landlords and property managers

If you turn over multiple units near campus, the useful property of flat pricing is that you can cost a turnover from your inspection photos before the tenant has even left. No estimator visit, no waiting.

You do not have to be on site. A lockbox, a leasing office key or a maintenance contact is enough. Disposal is included in every price, so there is one invoice per unit and no gate receipts to reconcile against a turnover budget.

The one thing to sort in advance for the purpose-built blocks: the freight or service elevator booking, and the building's permitted move-out hours.

A note on leaving it behind

Abandoning furniture in an Oregon Hill alley or on a Fan sidewalk at the end of a lease is the most common August mistake. It is illegal dumping, it is very easily traced on blocks that dense, and in practice the landlord removes it and bills the deposit.

The arithmetic rarely favors it. A twin mattress at $82 and a bed frame at $68 is $82 + $68 = $150 done properly — generally less than a deposit deduction, and with no dispute attached.
