The short answer

Sofa $126. That is the whole job: $126.

Add the usual companions and it becomes: sofa $126 + coffee table $67 + large area rug $68. The addition: $126 + $67 + $68 = $261.

The staircase in a 1900s Fan house is steep, straight and turns at a landing near the top. That turn is why a two-person crew comes and why some sofas leave with the legs off. It is not why the price is $126 — the price would be $126 in a Short Pump garage too.

Oregon Hill and the VCU fringe: a student bedroom

August, lease over, everything left behind.

Booked more cleverly — mattress and box spring as a set at $143 rather than $103 + $92 = $195 — it becomes: $143 + $68 + $83 + $61 + $62. The addition: $143 + $68 + $83 + $61 + $62 = $417. Same job, $52 less, for asking the right way.

Against the ladder, a three-eighths truck is $338. If it fits, that is the quote.

Northside: a basement after a humid summer

Ginter Park, Bellevue, Brookland Park. The basement layer in these houses is boxes gone soft, an old freezer, and a water heater that was replaced two years ago and never removed.

Chest freezer $146 + water heater $131 + twenty bags of debris $259 + large area rug $68. The addition: $146 + $131 + $259 + $68 = $604.

A three-quarter truck is $587 and a half is $431. If the load fits three-quarters, the quote is $587.

Basement work here is heavier than the same volume upstairs, because everything has absorbed damp. The price does not reflect that. The time does.

Short Pump and Glen Allen: the two-car garage

The suburban standard. Roll-up door, driveway, fifteen years of accumulation.

Treadmill $115 + chest freezer $146 + basketball hoop (portable) $115 + patio table $89 + four patio chairs at $30 each = $120 + lawn mower $65 + fifteen bags of debris $196. The addition: $115 + $146 + $115 + $89 + $120 + $65 + $196 = $846.

A full truck is $732, so the truck tier wins and that is what you pay. This is the standard outcome once a job passes about six or seven items.

Church Hill: a kitchen replaced

Renovating a nineteenth-century house means the old appliances come out down the exterior steps to the sidewalk.

Refrigerator (standard) $164 + electric range $134 + dishwasher $109 + microwave $30. The addition: $164 + $134 + $109 + $30 = $437.

A half truck is $431. Appliances are dense and do not fill much space, so this one is close — you would be quoted $431 if it fits the half-truck tier.

The West End: a downsizing move

Tuckahoe, Westhampton, out toward Bon Air. The house sold, the children took what they wanted, and what is left is solid wood nobody has room for.

Cabinet / china hutch $160 + dining table (6-8 seat) $163 + six dining chairs at $45 each = $270 + large dresser $148 + upright piano $290. The addition: $160 + $163 + $270 + $148 + $290 = $1,031.

A full truck is $732. A load like this is almost always cheaper on the ladder, which is why estate and downsizing jobs should always be quoted by volume.

The smallest real jobs

The floor is $75, and plenty of real Richmond bookings sit right at it.

  • A single nightstand at $57 — you pay the $75 minimum.
