What hot tub removal costs in Richmond

The short answer

A hot tub or spa is $322. That covers cutting it down where it has to be cut down, carrying it out, loading and disposal. There is no charge for a difficult yard, a deck, or a gate that is too narrow.

What actually happens on the day

A full-size acrylic hot tub weighs several hundred pounds empty, is roughly seven feet square, and does not go through a standard gate, a side passage or a rowhouse hallway. So in most Richmond back yards it does not leave whole.

The shell gets cut into manageable sections with a reciprocating saw. The cabinet comes off. The pack, pump and heater come out. Then it is carried out in pieces. That is normal, it is what the $322 covers, and it is far less dramatic than it sounds.

What we cannot do is the electrical disconnect. A hot tub runs on a dedicated 240-volt circuit and it must be disconnected at the breaker and at the spa panel by a qualified electrician before removal day. Do not skip this and do not do it yourself if you are not sure — a live spa feed is not something to find out about with a saw in your hand.

Richmond back yards decide the day, not the price

Henrico and Chesterfield decks. The common case. Short Pump, Glen Allen, Midlothian, Chester and Bon Air back yards where the tub sits on or beside a raised deck. Usually a side gate, usually workable, occasionally the tub is built into the deck framing and a section of decking has to come up to get it out. Still $322.

Fan and Museum District rear yards. Small, walled, and reached either through the house or through an alley gate. A hot tub back here almost certainly came in as sections and is leaving as sections. Whether the crew goes through the alley or through the front hallway is the whole conversation, and it is worth telling us which is possible.

Church Hill and Union Hill. Yards on a slope, often terraced, often with steps between levels. Carrying sections up a grade is slower and does not cost more.

Northside and West End. Larger yards, mature trees, and frequently a tub that stopped being used a decade ago and has a tree growing beside it now.

Drain it before we arrive

Water is the one thing that genuinely has to be sorted in advance, because a full tub is unmovable and nobody can drain four hundred gallons in the time booked for the job.

Drain it the day before, not the morning of. Run the hose to a point where the water will disperse without flooding a neighbor's yard, undermining a foundation, or running straight into a storm drain — Richmond back yards are often small and close together, and a sudden four hundred gallons finds the lowest point fast. Let the chemical level fall for a few days first if the tub has been recently treated.

Then pull the drain plug and tip the shell slightly if you can, because the residual few inches in the footwell is heavy and sloshes during the carry.

The abandoned-tub problem

Richmond's climate produces a specific version of this. A tub left unused with the cover sagging fills with rainwater over a humid spring and becomes a standing-water mosquito problem by June. The cover itself becomes waterlogged — a saturated hot tub cover is astonishingly heavy and is often the single worst item in the whole job — and the surrounding decking rots where water has been pooling against it.

If you have inherited a house with one of these, or bought a property in Bellevue or Ginter Park where the previous owner left the tub, deal with it before mosquito season rather than during it. The price is the same in April as in August; the working conditions are not.

What it costs with the rest of the yard

Hot tubs rarely leave alone, because the decision to remove one usually comes with a general back-yard reckoning.

• Chesterfield deck clear: hot tub $322 + patio table $89 + four patio chairs at $30 each = $120 + propane grill $71. The addition: $322 + $89 + $120 + $71 = $602.
• Henrico back yard reset: hot tub $322 + above-ground pool (frame + liner) $145 = $467.
• Northside yard, the long-neglected version: hot tub $322 + large junk pile $208 + lawn mower $65. The addition: $322 + $208 + $65 = $595.

If the yard clear-out is larger than that, compare against the truck ladder — three-quarters is $587, a full truck is $732 — and take the lower number.

Can you do it yourself?

People do. It is a full weekend, it needs a reciprocating saw and a lot of blades, eye protection, gloves, and a plan for the pieces. Acrylic and fiberglass shatter into sharp fragments and the insulating foam gets everywhere — expect to be picking it out of a Richmond lawn for a month.

Then you still have to get several hundred pounds of cut shell to a disposal site, in a rented truck, at whatever the current gate rate is. The saving over $322 is smaller than it looks once the rental and the blades are in.

Where DIY is genuinely reasonable: a small inflatable or soft-sided tub, which is a different object entirely.
