Scott's Addition
Loft & Apartment Cleanout in
Scott's Addition
Richmond's fastest-growing neighborhood (23230) runs on new mid-rise lofts, fast renter turnover, and the breweries that started it all. Those buildings come with rules — a COI naming management, a booked freight elevator, a loading-dock window — and we handle every one of them. Send a photo, get a flat price, and we clear the unit through the service elevator with no high-rise surcharge and no Virginia sales tax on the service.
Scott's Addition move-outs, dock-and-elevator handled
A decade ago Scott's Addition was warehouses and light industry; now it's Richmond's trendiest address — new apartment mid-rises built beside the breweries, cideries, and rooftop bars, with renters churning through fast. That growth is exactly what makes a cleanout here different from a rowhouse across town. Move in, move out, or turn a unit over and you're not carrying a couch to the curb — you're coordinating with a building: a Certificate of Insurance that names management, a reserved freight-elevator window, a loading dock you have to book, and a service elevator your sectional may not fit through. We do all of that as a matter of course. You send a photo of what's going; we file the COI, book the elevator and dock, and clear the unit inside the window — same or next day when a move needs it.
The price is flat and quoted before we roll: the labor, the elevator ride, the long carry to the dock, and the disposal are already in the number. There's no high-rise or loft surcharge, and because Virginia doesn't tax the service, the flat price is genuinely all-in.
COI and the freight elevator, sorted before we arrive
- COI naming management — send us the building's requirements; we file the certificate ahead of the pickup.
- Freight elevator & dock window — reserved with the front desk or property manager, and we work inside it.
- Sectionals split for the service elevator — oversized pieces broken down to fit, then carried out clean.
- Same/next-day for a move-in — move-in debris and cardboard cleared so you can settle in.

How to clear a loft in Scott's Addition — your options
In a mid-rise, most "free" routes quietly fall apart, because there's no curb to leave anything on. Here's the honest comparison.
| Option | Cost | Speed | The catch in a mid-rise |
|---|---|---|---|
| City of Richmond Bulk & Brush | Free | Biweekly, up to a 2-week wait | Curbside-only — no curb to stage from |
| Building dumpster / compactor | Included in rent | Anytime | Bulky furniture isn't allowed in it |
| Self-haul to CVWMA | Free for city residents | Their hours, your trips | You wrangle it down the elevator yourself |
| Traditional full-service franchise | $150–$600+ per load | Often next-day | On-site estimate; COI not always ready |
| JunkRabbit | Flat from $241, quoted from a photo | Same/next-day | COI + elevator + dock handled |
Traditional on-site-quote franchises like 1-800-GOT-JUNK price by volume and commonly run $150–$600+ per load nationally; we quote a flat number from a photo and arrive with the building paperwork already done.
Does Richmond pick up loft furniture at the curb?
The City of Richmond runs a free Bulk & Brush program (DPW) — biweekly curbside collection tied to your recycling week, items out by the trash cans the night before; call 804-646-6430 or 3-1-1 (804-646-7000) for your date. The trouble in Scott's Addition is right there in the name: it's curbside, and a mid-rise loft doesn't have a curb you can pile a sectional onto. Your building's dumpster or compactor won't take bulky furniture either. That leaves self-hauling to a CVWMA convenience center — residential drop-off only, and you're the one steering a mattress into the freight elevator and across town, trip by trip. For a unit that has to be empty by a lease date, with a building that needs a COI and a booked elevator, the full-service clear is the option that actually fits the building's rules and your deadline.
Brewery, cidery & maker clear-outs
Scott's Addition didn't stop being a maker neighborhood when the apartments went up — the breweries, cideries, and small shops are still here, and they refit, relocate, and close like any business. We handle taproom and shop FF&E clear-outs: tables and stools, back-bar shelving, coolers, office furniture, and the leftover fixtures of a build-out. It prices the same flat, photo-quoted way, with metal and equipment routed to recyclers where we can and a COI on file for the building.
Where it goes after the dock
Loft turnover produces a lot of nearly-new furniture, and we keep it out of the landfill where we can. Usable pieces go to Habitat for Humanity ReStore, Diversity Thrift, or Goodwill of Central & Coastal Virginia; metal is recycled; and TVs, monitors, and computers — which Virginia bans from landfills — are routed to CVWMA and e-waste recyclers. No invented diversion numbers, just real routing.
When you need a Scott's Addition cleanout
- Move-in debris — cardboard, packing, and the old tenant's leftovers cleared same or next day.
- Lease-end turnover — a whole unit emptied to the deadline, elevator and dock booked.
- Upgrading furniture — a single sectional or mattress out through the service elevator.
- Brewery / shop refit — taproom or maker FF&E and equipment cleared, COI on file.
