The move-out calendar, and why it matters

VCU's Monroe Park campus is right in the middle of the city, so the student neighborhoods are the city's oldest and tightest — the Fan, Oregon Hill, Monroe Ward, Carver and the Museum District. When move-out hits, tens of thousands of beds and couches try to leave those blocks at the same time. The dates that drive it:

  • May 9, 2026, 10 a.m. — nine-month on-campus housing contracts end. This is the peak; the days on either side are the busiest of our Richmond year.
  • July 15, 2026 — twelve-month contracts end, a second, smaller wave.
  • May through August — off-campus leases around campus turn over all summer, so the move-out is really a rolling season, not a single day.

The practical upshot: book ahead. A day or two of notice around May 9 gets you a held window instead of a scramble; the summer lease-turns are easier to slot but just as fast when the day comes.

Can't I just use the City's free pickup?

You can try, but move-out timing works against it. The City of Richmond's free Bulk & Brush program (804-646-6430 or 3-1-1 / 804-646-7000) collects bulky items curbside, biweekly on your recycling week — so up to about a two-week wait — and you have to get everything out to the curb yourself. On a lease that ends May 9, a two-week curb window rarely lines up with your walk-through, and a queen mattress or a sleeper sofa is almost impossible to carry solo down a narrow cottage staircase or up out of an English basement. Used mattresses are also hard to donate — most charities decline them on hygiene grounds — so the "free" routes quietly dead-end. What happens to your stuff

A surprising amount of what moves out of a VCU apartment in May is still perfectly usable — a couch with a couple of years left, a futon, a working mini-fridge. Those go to donation where our partners are accepting them: Habitat for Humanity ReStore, Diversity Thrift, and Goodwill of Central & Coastal Virginia. Mattresses and metal are recycled wherever an outlet can take them, and TVs, monitors and other electronics go to an e-waste recycler because Virginia bans them from the landfill.
