One of the longest intact stretches of late-Victorian rowhouses in the country — no driveways, on-street parking only, narrow rear alleys, and English-basement garden apartments reached by exterior stairs. The rowhouse carry-out is the whole job
The Fan (ZIPs 23220 and 23221) was built out after the Civil War through about 1920 along the country's first electric streetcar lines, and it shows: block after block of Italianate, Queen Anne and Colonial-Revival brick rowhouses, fanning west from Monroe Park. What that means for a haul is specific and consistent — no driveways, on-street parking only, and narrow rear alleys with no vehicle access. There's nowhere to back a truck up to a garage, because there are no garages. So the entire job is the carry: we stage the truck on the street and walk your furniture, mattresses and boxes out to it. National franchises don't market to this because it's harder than a suburban driveway pull; it's precisely what we built JunkRabbit Richmond to do.
Then there's the Fan's signature quirk: the "English basement" garden apartment, a ground- or half-below-grade unit reached by its own exterior stairs. Getting a sleeper sofa or a queen mattress up and out of one of those is the job people dread — and the one we quote flat, with no stair surcharge and no basement surcharge. Same for the tall skinny rowhouses split into flats: a third-floor walk-up is just part of the carry, already in the price.

The Fan sits in a Commission of Architectural Review Old & Historic District. You don't need a CAR permit to remove junk, but our crews treat the historic fabric like it matters — no dragging heavy pieces across original heart-pine floors or plaster walls, careful on the ornamental iron and the front steps. On-street parking in parts of the Fan is tight and a few blocks have residential-permit zones; we sort the truck staging out so you don't have to.
