Garage Cleanout in
Short Pump
The West End's growth engine (23233, 23059) — big new homes, upscale HOA subdivisions, and three-car garages that fill up fast. Your HOA won't let a garage-load sit at the curb, so we don't stage it there: we load straight from the garage, basement, or attic and haul it away. Hot tub, treadmill, and playset included. Flat photo-quoted price, same-day, no Virginia sales tax on the service.
The Short Pump garage, cleared without a curb pile
Short Pump is where the metro keeps growing — new large single-family homes, master-planned HOA subdivisions off Broad and Nuckols, and the Town Center anchoring it all. The homes are big, which means the storage is big: three-car garages, full basements, floored attics, and bonus rooms that quietly collect a decade of furniture, boxes, sports gear, and the treadmill nobody runs on. Clearing it is our most common West End job — and out here the twist isn't a narrow street, it's the HOA. Covenants in these subdivisions restrict what you can leave at the curb, so a garage-load dragged to the street is a violation letter waiting to happen. We do it the compliant way: clear the whole garage as truck-fill, priced flat from a photo, and load it straight from the house — never the curb. You point, we carry, we sweep, and the neighborhood never sees a thing.
The number is flat and quoted before we roll: labor, the carry-out, and disposal are already in it, and Virginia doesn't tax the service, so there's nothing added at the end. Same-day and next-day pickup are usually available.
Load-from-the-house, so the HOA never sees it
- Nothing at the curb — we pull from the garage, basement, or attic on a scheduled flat-price pickup.
- You don't lift a thing — point at what goes; we carry it, sort donation from disposal, and sweep up.
- Whole levels, not just the garage — basements, attics, and bonus rooms cleared the same way.
- Same-day when you need it — a photo in, a flat price back, often gone the same day.

Ways to clear a Short Pump garage
In an HOA subdivision, "just put it at the curb" is the option that gets you fined. Here's how the choices actually stack up.
| Option | Cost | Speed | The HOA problem |
|---|---|---|---|
| Henrico curbside bulk / private hauler | Subscription or per-item | Scheduled pickups | Staging at the curb can break covenants |
| Rent a dumpster | $300–$500+ per week | Days on your driveway | An eyesore the HOA may flag; you load it |
| Self-haul to a transfer station | Gate fees + your time | Their hours, your trips | You load a truck and drive it, load by load |
| Traditional full-service franchise | $150–$600+ per load | Often next-day | On-site estimate, then the price |
| JunkRabbit | Flat from $241, quoted from a photo | Same-day | Loaded from the house, no curb pile |
Traditional on-site-quote franchises like 1-800-GOT-JUNK price by volume and commonly run $150–$600+ per load nationally; we quote a flat number from a photo and load straight from the garage.
Does Henrico bulk pickup work for a garage-load?
Short Pump is in Henrico County, so the City of Richmond's free Bulk & Brush program doesn't cover it — West End homes generally use a private subscription hauler for trash, and those services have limits on bulky items and how many you can set out. The bigger issue is your subdivision's HOA covenants, which typically restrict leaving furniture, appliances, or a garage-load at the curb waiting for pickup. So the "free" curbside route the city offers residents to the east isn't really available to you, and staging a pile at the street risks a violation notice. City of Richmond residents can self-haul to CVWMA convenience centers, but that's a residential drop-off you'd have to load and drive yourself, trip by trip. For a full garage on a weekend, one crew that loads from the house and hauls it away in one flat-priced visit is the clean answer — and the one your HOA won't complain about.
Big-ticket hauls: hot tubs, treadmills, playsets
West End garages and backyards come with the heavy stuff, and we take it. A hot tub gets drained and broken down to come out; a backyard swing set or playset the kids outgrew gets disassembled and hauled; the treadmill, elliptical, or home gym in the bonus room comes out in pieces if it has to. Grills, mowers, patio furniture, spare fridges and freezers (freon handled), and the pile of moving boxes from a new-build move-in all go the same day. If it's in the garage, the basement, the attic, or the backyard, it prices flat and we carry it.
Where your stuff goes
Plenty of what comes out of a Short Pump garage still has life in it, and we route it accordingly. Usable furniture, tools, and working appliances go to Habitat for Humanity ReStore, Goodwill of Central & Coastal Virginia, or Diversity Thrift; scrap metal is recycled; and electronics — which Virginia bans from landfills — are routed to CVWMA and e-waste recyclers. No made-up diversion stats, just honest routing.
