Garage Cleanout in
Midlothian
Affluent Chesterfield, west of the river (23113, 23114) — new HOA subdivisions, brick colonials, and the historic Midlothian Village. Out here the covenants say no bulk at the curb, so we load everything from the garage and house instead. A single garage or a whole home, playsets and hot tubs included, priced flat from a photo with no Virginia sales tax on the service.
Midlothian garages, whole homes, and the HOA curb rule
Midlothian is the West-of-the-river version of the suburban cleanout — large brick colonials and newer HOA subdivisions spread across Chesterfield, plus the old crossroads of Midlothian Village. The homes have room to store, and they do: two- and three-car garages, walk-out basements, floored attics, and the patio and backyard that come with an acre lot. What shapes every job here is the homeowners' association. Chesterfield's subdivision covenants generally don't let you leave furniture, appliances, or a garage-load sitting at the curb for a pickup — do it and you may hear from the HOA. So we built the service around that rule: we load from the garage and the house, never the curb, on a scheduled flat-price pickup. Nothing stages at the street, the covenants stay happy, and you don't lift a thing.
It scales cleanly, too. The same flat truck-fill pricing covers a single stuffed garage or a whole colonial — garage, basement, every room, attic — and the price is quoted from a photo before we arrive, with labor, carry-out, and disposal already in it. Virginia doesn't tax the service, so the flat number is the number.
Why nothing goes to your curb
- HOA-compliant by design — we pull from the garage, house, and backyard, so there's no curb pile to cite.
- Single garage to whole home — the same truck-fill pricing scales to whatever you're clearing.
- You point, we carry — no pre-moving, no staging; donation and disposal sorted for you.
- Broom-clean finish — the garage or home swept and ready when we leave.

Your options for a Midlothian garage or estate
The covenant makes some of the usual choices off-limits. Here's how they really compare out here.
| Option | Cost | Speed | The catch in an HOA |
|---|---|---|---|
| Chesterfield curbside bulk / private hauler | Subscription or per-item | Scheduled pickups | Curb staging can violate covenants |
| Rent a dumpster | $300–$500+ per week | Days in the driveway | Often against HOA rules; you load it |
| Self-haul to a transfer station | Gate fees + your time | Their hours, your trips | You load and drive, load after load |
| Traditional full-service franchise | $150–$600+ per load | Often next-day | On-site estimate before the price |
| JunkRabbit | Flat from $241, quoted from a photo | Same-day / scheduled | Loaded from the house, HOA-safe |
Traditional on-site-quote franchises like 1-800-GOT-JUNK price by volume and commonly run $150–$600+ per load nationally; we agree a flat number from a photo and never stage anything at your curb.
Does Chesterfield County pick up bulk?
Midlothian is in Chesterfield County, which is outside the City of Richmond's free biweekly Bulk & Brush program — county homes typically arrange trash and bulk through a private subscription hauler, and those services cap how much bulky material they'll take at once. On top of that, your subdivision's HOA covenants usually restrict leaving furniture or a garage-load at the curb while it waits for collection. Put together, that means the free-and-easy curbside route the city gives its residents doesn't really translate to a Midlothian subdivision, and a curbside pile risks an HOA notice regardless. City of Richmond residents can self-haul to the CVWMA convenience centers, but that's a residential drop-off you'd load and drive yourself. For a full garage — or a whole colonial you're downsizing — one crew that loads from the house and hauls it in a single flat-priced visit is both the fastest option and the one that keeps you on the right side of the covenants.
Playsets, hot tubs, patio and downsizing hauls
Suburban lots come with the big backyard stuff, and we take all of it. We disassemble and haul the swing set or playset the kids outgrew, drain and break down the hot tub, and clear patio furniture, grills, riding mowers, and home-gym gear from the garage or basement. And a lot of Midlothian work is downsizing — empty-nesters trading a big colonial for something smaller. We clear whatever isn't making the move, route the usable pieces to donation, and hand back a broom-clean home.
What happens to it after we load
Much of what leaves a Midlothian garage or home still has good use in it. Usable furniture, tools, and working appliances go to Habitat for Humanity ReStore, Goodwill of Central & Coastal Virginia, Diversity Thrift, or CARITAS; scrap metal is recycled; and electronics — which Virginia bans from landfills — are routed to CVWMA and e-waste recyclers. We don't publish invented recycling percentages; we just take the good things where they can be reused.
When Midlothian homeowners call us
- Clearing the garage — years of storage out so the cars fit again, nothing at the curb.
- Downsizing a colonial — empty-nesters moving on, keeping the essentials, clearing the rest.
- Backyard reset — an old hot tub, playset, or trampoline removed before a re-landscape.
- Estate or listing prep — a whole home cleared and broom-clean before the sign goes up.
Why Midlothian chooses JunkRabbit
Because it's the HOA-smart way to clear a house. You get a flat photo-quoted price that scales from one garage to a whole colonial, a crew that loads from the house so nothing hits the curb, the muscle for hot tubs and playsets, and same-day or scheduled timing. Insured haulers, real donation routing, no sales tax, no surprise fees.
What Midlothian homeowners say
"Our HOA is strict about the curb, so I loved that they pulled the whole garage straight from the house. Flat price from a photo, swept clean, not a thing left at the street."
"Downsizing out of the colonial after 25 years. They cleared the garage, basement, and two rooms of furniture, donated the good pieces, and left it broom-clean. One number, no tax."
"Old hot tub and a rusted swing set in the backyard. They drained and disassembled both and hauled it all in one visit. Never touched the curb. Easy."
