Garage Cleanouts in
Richmond & the Suburbs
The garage is where the suburbs keep everything they can't part with — and out here in Short Pump, Midlothian, Tuckahoe, Bon Air and Chester, the HOA doesn't want it piled at the curb. So we don't. We load straight from the garage, off the driveway and onto the truck, so nothing is ever staged at the curb and there's nothing to flag. One dead freezer or fifteen years of a two-car garage — flat photo-quoted price, hot tubs and treadmills included, donation and metal recycling handled. No Virginia sales tax on the service.
How a garage cleanout works in Richmond
1 · Send a photo of the garage
Open the door, snap one wide photo (a couple more for the shed or attic). You get a flat truck-fill price back in seconds — no in-home estimate, no walkthrough.
2 · Pick a time
Same-day is often open across the West End and Chesterfield. Scheduled works too — plenty of folks book it before a move or a listing.
3 · We load from the garage
A vetted, insured crew pulls everything out of the garage and loads the truck on the driveway — nothing staged at the curb — then donates and recycles what it can. You lift nothing.
How much does a garage cleanout cost in Richmond?
Garage jobs price as truck-fill — you pay for the space the pile actually takes, quoted flat from a photo. The labor, the load-out, and the disposal are already in it. National cost guides put a professional garage cleanout at roughly $250 to $1,200+ depending on how packed it is, usually after a site visit. Ours is a flat photo-quoted number with no visit and no Virginia sales tax on top.
| Volume / Item | Flat price |
|---|---|
| Quarter truck-fill | $241 |
| Half truck-fill | $431 |
| Three-quarter truck-fill | $587 |
| Full truck (whole two-car garage) | $732 |
| Treadmill | $115 |
| Swing set / playset | $143 |
| Riding mower | $152 |
| Hot tub | $390 |
$75 minimum for a single item. A propane grill is $71, a lawn mower $65, a chest freezer $146, a set of tires $87. Clearing the whole garage plus the shed? Send photos of both and we price the lot at once. No VA sales tax on the service.
4 ways to clear out a garage in Richmond
| Option | Cost | Speed | The catch |
|---|---|---|---|
| City DPW Bulk & Brush | Free | Up to 2 weeks | Curbside-only, biweekly, ~48" limit — and most West End & Chesterfield garages are in HOA subdivisions where you can't stage bulk at the curb at all |
| Rent a dumpster | $300–600+ | Days on the driveway | You do all the lifting and loading; the HOA sees a dumpster on the driveway for a week |
| Traditional full-service hauler | $250–1,200+ | 2–3 days | In-home estimate, two-hour window, you must be home |
| JunkRabbit | Flat truck-fill from $241 | Same day | None — photo quote, loaded from the garage, nothing at the curb, we do the lifting |
Does the City pick up a garage full of junk — and what about the HOA?
Two things get in the way out here. First, the City's free Bulk & Brush program (DPW, 804-646-6430 or 3-1-1) is curbside-only, biweekly on your recycling week, with a roughly 48-inch size limit — fine for a couple of items, not a packed two-car garage, and it's a City of Richmond program, so most of Short Pump, Glen Allen, Midlothian and Chester (Henrico and Chesterfield counties) aren't even on it. Second, and bigger: in the HOA subdivisions that cover most of these garages, you can't leave bulk staged at the curb in the first place without risking a violation notice.
That's exactly why our suburban pitch is the opposite of the city rowhouse story: we load from the garage, not the curb. The crew pulls everything out of the garage and loads it onto the truck right there on the driveway — nothing sits at the curb, nothing waits two weeks, and the HOA has nothing to flag. City residents can also self-haul to the CVWMA convenience centers (East Richmond Road; Southside Transfer Station on North Hopkins Road) if you've got a truck and the muscle — but the whole reason to call us is that you don't.
What comes out of a Richmond garage
- The classic garage pile — old furniture, boxes, bins, broken shelving, paint cans, holiday decorations and the "we'll sort it someday" stack.
- Exercise equipment — treadmills, ellipticals, a home gym, a weight bench and the bike nobody rides, disassembled and carried out.
- Yard & outdoor gear — push and riding mowers, grills, a swing set or playset from the backyard, patio furniture, a trampoline.
- Hot tubs & big-ticket haul-aways — a backyard hot tub drained, broken down and removed in the same visit.
- Appliances & metal — a garage fridge or chest freezer (freon recovered), a dead water heater, scrap metal and tools, recycled.
What happens to your garage junk after pickup
A packed garage is mostly still-useful stuff nobody had time to deal with, so we sort as we load. Usable furniture, bikes, tools and gear go to Habitat for Humanity ReStore, Goodwill of Central & Coastal Virginia, and Diversity Thrift. Scrap metal — old shelving, a broken mower, tools — is recycled, and appliances with refrigerant have it recovered before the metal is scrapped. Because Virginia bans TVs and computers from the landfill, any e-waste from the garage goes to a proper recycler. Disposal is already in your flat price — no separate dump fee, and no VA sales tax on top.
Driveways, garages, and the HOA — the suburban wedge
Richmond's suburban garages are an easy-access job done right. A Short Pump new-build with a three-car garage, a Midlothian colonial inside a strict HOA, a Tuckahoe mid-century home with a detached garage under old trees, a Bon Air or Chester family home with a driveway and a backyard shed — the common thread is ample parking and a garage door, so the truck pulls right up and we load from the garage directly. No rowhouse stairs, no long carry, no curb-staging. That's the difference that matters to an HOA board: with us, there's never a pile at the curb or a dumpster on the driveway for a week. We disassemble what needs it — a playset, a hot tub, a home gym — carry it straight out, and the flat price never moves for size or a heavy item.
When people call us for a garage cleanout
- Before a move or a listing — clearing the garage so the house shows well and the movers have less to carry.
- Reclaiming the space — finally parking the car inside after years of the garage being storage.
- Upgrading the gear — the new treadmill or hot tub arrives and the old one has to go the same day.
- After a project — leftover materials, an old workbench, broken tools and the debris a renovation leaves behind.
- Downsizing & estates — clearing a longtime family's garage, shed and attic in one scoped job.

- We do the lifting — single item to whole garage, hot tubs and playsets included, disassembly handled.

What Richmond customers say

"Old hot tub in the backyard and a garage full of junk before we listed the Midlothian house. They drained and broke down the hot tub, cleared the garage, nothing at the curb for the HOA. One flat quote, careful and quick. Highly recommend."
"Detached garage in Tuckahoe packed to the rafters — old mower, tires, a workbench, a swing set out back. Cleared it all in one visit, donated the usable stuff, recycled the metal. Fair flat price, no sales tax, no surprises."

Can you load from the garage so nothing sits at the curb?
Yes — that's the point in Short Pump, Midlothian, Glen Allen, Bon Air and Chester HOAs. We pull everything from the garage and load on the driveway, nothing staged at the curb.
Can you take a hot tub, treadmill or playset?
Yes — hot tub $390, treadmill $115, home gym $240, swing set $143, riding mower $152. We disassemble and carry it out in the same visit.

Both. One dead freezer starts at the $75 minimum; a full two-car garage prices as truck-fill. Send a photo either way.
Do you recycle the metal and appliances?
Yes — scrap metal recycled, refrigerant recovered from fridges and freezers, e-waste to proper recyclers, usable gear donated.
Do you charge VA sales tax?
No. Virginia doesn't tax the service, so the flat quote — labor, truck, disposal, load-out — is the whole price.
