Junk Removal Midlothian

Junk Removal in
Midlothian

Chesterfield's affluent West-of-the-river suburb — new and large HOA subdivisions, brick colonials, and the historic heart of Midlothian Village, all driveways and two- and three-car garages. Here the HOA won't let junk sit at the curb, so we don't put it there: we load everything from the garage and the house, and nothing is ever staged out front. Garage, whole-home, and estate cleanouts — plus the playsets, hot tubs, and patio hauls — at one flat photo-quoted price, with no Virginia sales tax on the service.

Large HOA homes, cleared without a curb pile

Midlothian (23113, 23114) is the West End's wealth belt on the south side of the James — large new-build subdivisions, brick colonials on wooded lots, and the old crossroads of Midlothian Village, home to established families and empty-nesters ready to downsize. These are big houses, which means big cleanouts: a three-car garage that swallowed a decade of gear, a bonus room and an attic full of things, a whole home to clear before a move or a sale. And nearly every one of these neighborhoods runs under an HOA that specifically restricts leaving bulk at the curb — which is where a normal "set it out for pickup" plan falls apart.

Our answer is simple and it's the reason Midlothian homeowners call us: we load from the house, not the curb. The crew pulls up the driveway, works straight out of the garage and the rooms, and drives it all away — no pile forming out front, no letter from the HOA, no nervous glances from the neighbors. Everything is flat and photo-quoted: send a few pictures and get one number that already covers the labor, the truck, the disposal, and the drive, with no hourly meter and no day-of surprise. Same-day is usually available, and this is the anchor neighborhood behind our dedicated Midlothian garage cleanout page.

What we clear in Midlothian

  • Large-home garage cleanouts — two- and three-car garages of tools, boxes, sports gear, and old furniture, loaded from the garage.
  • Whole-home & estate clears — every room of a big colonial, plus the attic and bonus room, donation-routed and scheduled around the sale.
  • Downsizing hauls — the furniture and decades of belongings an empty-nester is letting go of.
  • Backyard & patio removals — playsets and swing sets, hot tubs, patio tables and furniture, grills.
  • Appliances & single pieces — fridges, washers, dryers, treadmills, and single furniture, priced per item.

The HOA rule we work around: nothing sits at the curb

In the city, the signature access story is the no-driveway rowhouse where we carry it out front. In Midlothian it's the exact opposite problem, and it's just as real: your subdivision's HOA covenants don't want bulk furniture, appliances, or a torn-down playset staged at the curb waiting for a hauler — even for a day. Leave a sofa out and you risk a notice; the whole point of the neighborhood's rules is that it stays looking tidy. So we designed the job around that. Everything is loaded from where it sits — the garage, the basement, the backyard, the rooms of the house — directly onto the truck, on a scheduled flat-price pickup you pick the day and window for. Nothing ever forms a pile out front. It's the suburban mirror of our city promise, and with the driveway and garage right there, it's fast. For the full-house version, see our estate cleanout scope; for the garage-first job, the Richmond garage cleanout page.

Playsets, hot tubs, and the backyard hauls

Big Midlothian lots come with big backyard cast-offs, and they're the items that stump most people: a wooden swing set the kids outgrew, an old hot tub that stopped heating, a heavy patio dining set, a grill, a trampoline. These aren't curb-drag items even where the HOA allows it — they have to be broken down and carried out. That's routine for us. We disassemble the playset or the hot tub on site, haul every piece, and leave the yard clear, all at a flat price quoted from a photo before we arrive — a swing set runs $143 and a hot tub $390, so you know the number up front. If the hot tub is the whole job, our hot tub removal page covers it in detail.

Does Chesterfield pick up bulk in Midlothian?

Not like the City of Richmond does — and in Midlothian the HOA makes the "free" route especially impractical. Midlothian is in Chesterfield County, which doesn't run the City's free biweekly curbside Bulk & Brush program. County residents typically self-haul bulky items to a convenience or collection center or hire a private hauler, and in the meantime your subdivision's HOA won't allow it at the curb anyway. So the do-it-yourself version means loading a heavy colonial's worth of furniture, a broken hot tub, or a disassembled playset into a truck you may not own, driving it across the county, and unloading it yourself — for every load. That's not a realistic weekend for most Midlothian households. We're the alternative built for exactly this suburb: flat photo-quoted price, loaded from the house, hauled and recycled and donated, and never a thing left at the curb for the HOA to notice.

What Midlothian customers say

★★★★★

"Our HOA is strict about the curb, so I loved that they loaded the whole three-car garage straight onto the truck — furniture, boxes, an old treadmill. Nothing sat out front, flat price from photos, done in one visit."

— Karen S., Midlothian
★★★★★

"Downsized out of our colonial and they cleared the whole house — every room, the attic, the garage. Careful, donated a lot, one fair number and never once staged anything at the curb. Highly recommend."

— Tom H., Midlothian Village
★★★★★

"Old wooden swing set and a dead hot tub in the backyard. They broke both down, hauled everything, left the yard spotless. Quoted flat from my photos — no HOA drama, no surprises."

— Priya N., Midlothian
