The Richmond rowhouse problem nobody else prices for

Richmond has one of the longest intact stretches of late-Victorian rowhouse architecture in the country — block after block of Italianate, Queen Anne and Colonial-Revival brick built out along the 1888 streetcar lines before anyone owned a car. Which is the catch: these houses were designed with no driveways, on-street parking only, and narrow rear alleys a truck usually can't get down. So when a sleeper sofa or a dead fridge has to leave a Fan or Church Hill rowhouse, there is no back door to roll it out of and no driveway to back up to. It has to come out the front, down the stoop, and onto a truck parked on the street.

National franchises quote that job like a suburban garage and then hedge on arrival. We don't. Carrying furniture out the front of a no-driveway rowhouse — up from a basement apartment, down from a third-floor walk-up, across cobblestones to a truck half a block away — is the everyday job here, and it is already in the flat price. No stair fee, no long-carry fee, no no-driveway surcharge. You send a photo; you get the whole number before we roll.

How a rowhouse haul works

  1. Send a photo. Show us what's going and tell us the floor it's on and whether it's a walk-up or a basement apartment. No in-home estimate, no waiting for a rep.
  2. Get an exact flat price. The number covers the carry down the stairs, the walk to the truck, the drive, and the disposal. It's the whole price — nothing added at the curb, and no VA sales tax.
  3. We carry it out front. An insured, vetted crew parks on the street, pads the turns, and carries it out — same-day when a slot is open. You don't drag a thing to the curb.

What it costs to clear a rowhouse

Flat rates, photo-quoted before anyone shows up. Single pieces price on their own; a whole-home clear-out prices by how much of the truck it fills. The carry is always included.

Sofa / couch$126
Loveseat$119
Sleeper sofa$149
Sectional (3-piece)$185

$75 minimum. One small item is priced up to the $75 minimum; add anything else and it's covered. Multiple pieces add up per item, and a whole-rowhouse downsize prices as truck-fill. Disposal included. No stair or no-driveway surcharge. No Virginia sales tax on the service.

The free routes are real if the piece is already at the curb, still usable, or you own a truck and the time. The moment it's a sofa on the second floor of a no-driveway rowhouse, the carry is the whole job — and that's the one we quote flat and do for you.

Does Richmond pick up furniture from a rowhouse?

Technically yes — with the same catch every time. The City of Richmond's Department of Public Works runs a free Bulk & Brush program, collected biweekly on your recycling week (so up to about a two-week wait), with items set out by the trash cans the night before. To schedule, call DPW at 804-646-6430 or dial 3-1-1 (804-646-7000). The City also runs seasonal free Neighborhood Cleanup sweeps on select Saturdays that rotate through 15 zones between mid-March and early November.

But every one of those options is curbside — and in a rowhouse the curb is the hard part. Getting a sleeper sofa from a third-floor Fan apartment down the stairs and out to the front is the entire difficulty, and the City won't do it; they collect what's already at the street. City residents can also self-haul to a CVWMA drop-off like the East Richmond Road Convenience Center (3800 East Richmond Rd), but again, you're the one moving it down the stairs and into a truck. That's the wedge: we start where the free options stop — inside your unit, at the top of the stairs — and carry it the rest of the way for one flat price.

What we carry out — from the third floor or the front stoop

  • Sofas, sleepers & sectionals — the pieces that never fit back down the stairwell they came up.
  • Mattresses & box springs — queen and king down from a walk-up, no dragging.
  • Dressers, tables & bookcases — heavy wood carried out on straps, floors and banisters protected.
  • Appliances — a fridge or washer up from a basement or down from an upper floor; freon recovered on anything that has it.
  • Whole-home downsizes — a full rowhouse cleared room by room, priced as truck-fill.
  • VCU move-out loads — the couch, the mattress, the mini-fridge, and the cheap furniture, gone in one trip.

Historic blocks, handled with care

The Fan, Church Hill, Jackson Ward and Oregon Hill sit inside Richmond's Old & Historic Districts, governed by the Commission of Architectural Review (CAR). You don't need a permit to remove junk — but you are working inside houses that are 100 to 175 years old, with original plaster, narrow winding stairs, and newel posts nobody can replace. Church Hill has been a designated historic district since 1957. Our crews treat the fabric of the house as part of the job: padded turns, strapped carries, and no gouged walls or scuffed heart-pine floors on the way out. It's competence, not paperwork — the difference between a careful carry and a bill for a cracked banister.

Where it goes after we carry it out

What leaves your rowhouse doesn't just get dumped. Usable furniture is routed to Habitat for Humanity ReStore, Diversity Thrift, or Goodwill of Central & Coastal Virginia; metal is recycled; and TVs, monitors and computers — which Virginia bans from landfills — go to CVWMA and e-waste recyclers. It's the honest version of the green pitch: real donation and recycling routing, no invented diversion numbers.

When rowhouse residents call us

  • Move-out or lease-end — a whole unit emptied to the deadline, carried out front.
  • Upgrading a couch or bed — the old one down the stairs and gone the same day the new one arrives.
  • Downsizing a rowhouse — an owner clearing decades of a full house, room by room.
  • Estate clear-out — a family clearing a relative's historic home with care.
  • Renovation debris — old fixtures, cabinets and demo furniture out of a rehab-in-progress.

Why the Fan and Church Hill choose JunkRabbit

  • We carry it out front. No driveway, no rear alley, no problem — that's the job we specialize in.
  • Flat photo price. Send a photo, get the exact number — no in-home estimate, no hourly meter.
  • No surcharge for stairs or access. The walk-up, the long carry, the on-street park — all in the flat price.
  • Careful in historic homes. Padded turns, strapped carries, respect for original stairs and floors.
  • No Virginia sales tax. The photo price is the whole price.
